Right now, we’re in a more balanced, thoughtful market.
Buyers are active—but they’re also more selective.
Which means not every home is getting the same response.
What I’m seeing right now (Seattle + Eastside)
Across the Eastside and Greater Seattle area:
• Inventory is picking up as we move into spring
• Buyers are re-engaging—but taking their time
• Well-positioned homes are still moving quickly

And the difference between fast vs. sitting usually comes down to a few key things.
1. Pricing strategy
This is the biggest one.
Homes that are priced correctly—based on today’s market, not last year’s—are getting attention.
Homes that are priced too high?
They’re sitting.
And once a home sits, it starts to lose momentum.
2. Preparation (this matters more than ever)
Buyers right now are paying attention to condition.
Homes that feel:
• Clean
• Updated (or at least well maintained)
• Move-in ready
…are getting stronger reactions.
This is also where things like pre-inspections come into play—because they create confidence.
3. Presentation + marketing
First impressions matter.
Photos, staging, and how a home is presented online are often what determine whether a buyer even decides to see it.
And right now, buyers are scrolling with a more critical eye.
4. Buyer psychology has changed
This is the part most people miss.
Buyers aren’t rushing anymore.
They’re comparing.
They’re thinking.
They’re waiting for the right fit.
But when they find it?
They move.
My take
This isn’t a bad market—it’s just a more strategic one.
Homes don’t just sell because they’re listed anymore.
They sell because they’re positioned correctly.
And that’s where the right strategy makes all the difference.
