Juanita is one of those neighborhoods that offers a little bit of everything—Lake Washington access, everyday conveniences, local restaurants, and plenty of ways to get outside.
It’s easy to drive through on your way somewhere else and never quite register what’s here. Spend an afternoon exploring it instead, and the appeal becomes obvious.
The Housing Stock
Much of Juanita’s housing stock dates from the 1970s through the 1990s, including ramblers, split-levels, and traditional two-story homes. Newer townhomes and condominium communities have filled in closer to the water and along the Juanita Drive corridor.
Based on the residential-only NWMLS data we reviewed for the past six months, homes carried a median sale price in the $1.2 million range and a median size of approximately 2,000 square feet. The broader neighborhood offers a wide range of options, from lower-maintenance condos near Juanita Beach to larger waterfront properties with private docks.
It’s also a neighborhood where buyers may find an older rambler with room to update alongside a fully remodeled home ready to move into. That variety makes Juanita worth considering for buyers with different budgets, priorities, and renovation appetites.
Location and Schools
Juanita is served primarily by the Lake Washington School District, although school assignments depend on the specific address and can change over time. Buyers should always confirm current assignments through the district’s School and Bus Finder.
The location is another practical advantage. Juanita offers convenient access to I-405, downtown Kirkland, Totem Lake Village, and employment centers throughout Kirkland, Bellevue, and Redmond.
For anyone balancing home-office days with an Eastside commute, it provides a useful middle ground between neighborhood living and regional accessibility.
Life in the Neighborhood
Juanita Beach Park has 1,000 feet of Lake Washington shoreline, along with a playground, picnic areas, and sand volleyball courts.
Nearby, Juanita Bay Park offers quieter trails and boardwalks overlooking the wetlands and wildlife habitat. It’s genuinely one of the best short walks on the Eastside when you want water views without the crowds.
Juanita Village rounds things out with a useful mix of restaurants, shops, and everyday services—the kind of low-key neighborhood center that makes it easier to handle a few errands without going far from home.
