Looking at the last 7 days of activity across King, Snohomish, and Pierce County for single-family homes, the numbers show a market that is active, but more balanced than what we saw during the peak years.

The first thing that stands out is the number of homes going pending. With more pendings than new listings, it tells us buyers are still active and well-priced homes are getting absorbed quickly. This is a good sign as we head into the spring market, which is usually the busiest time of year.
However, the number of price reductions is also high. Over 800 homes reduced their price in just one week. That usually means some sellers listed too high, or the home didn’t show as well as competing listings. Buyers today are comparing options more carefully, and homes that are priced right from the start tend to get the most attention.
We’re also seeing a moderate number of homes coming back on the market, expiring, or being canceled. This isn’t unusual, especially this time of year, but it does show that the market is no longer one where every home sells instantly no matter the price.
Overall, the market feels healthy, but more realistic. Buyers are still out there, homes are still selling, but strategy matters more than it did a few years ago. Pricing, preparation, and timing all make a difference.
