I've been looking for a townhouse for the past 6 months and almost gave up hope as I had a pretty extensive criteria in order for me justify buying instead of renting. There was one property in particular that I was looking at but the homeowners association was under litigation and therefore could no be financed by a normal bank until the litigation was dismissed. Joel was patient and had my best interests in mind and after 6 months of looking at other properties he kept in close touch with selling agent of the property under litigation that when the litigation was dismissed he positioned me with the selling agent to have the first opportunity to purchase the home. The offer was put together and now am closing within the next 35 days. I know if I didn't have Joel's experience, patience and his expertise I probably would have settled for a home that would NOT have met my criteria or would have given up and rented a place instead.
