Happy Fall! As the leaves change, the housing market is shifting too. September gave us a clear snapshot of where things stand across King, Snohomish, and Pierce counties β and what we can expect heading into the rest of the season.
King County
Pending sales slowed a bit from the busy summer months, but are holding steady compared to this time last year. Buyers have more choices now, with inventory up, while sellers are starting to adjust pricing to meet the current market. Homes are taking a little longer to go under contract, which is typical for fall.
Snohomish County
Weβre seeing a similar story here. Pending sales dipped slightly, and price cuts or concessions are becoming more common β especially for homes that hit the market earlier in the summer. The silver lining for buyers? Thereβs less pressure to rush into offers and more time to shop thoughtfully.
Pierce County
Pending sales in Pierce County have stayed relatively strong, particularly in the more affordable price ranges. Like King and Snohomish, inventory is higher than last year, which means buyers have more negotiating power. Sellers who are realistic with pricing and presentation are still finding success.
